For default in payment of debt and performance of obligation secured by Deed of Trust executed by Douglas Burlison, a single man dated December 6, 2019 and recorded in the Office of the Recorder of Deeds of Webster County, Missouri in Book 2019, Page 5793 the undersigned Successor Trustee, at the request of the legal holder of said Note will on Tuesday, April 23, 2024 between the hours of 9:00 a.m. and 5:00 p.m., (at the specific time of 3:45 PM), at the East Front Door of the Court House, City of Marshfield, County of Webster, State of Missouri, sell at public vendue to the highest bidder for cash the following described real estate, described in said Deed of Trust, and situated in Webster County, State of Missouri, to wit:
A PART OF THE NE 1/4 NW 1/4 OF SECTION 20, TOWNSHIP 31, RANGE 17, DESCRIBED AS FOLLOWS: BEGINNING AT THE SOUTHEAST CORNER OF THE NE 1/4 NW 1/4, AND RUNNING THENCE WEST WITH SOUTH LINE 787 FEET TO THE OLD ROAD; THENCE IN A NORTHEASTERLY DIRECTION WITH THE OLD ROAD TO A POINT 490 FEET SOUTH OF THE NORTH LINE AND 271 FEET WEST OF THE EAST LINE OF SAID NE 1/4 NW 1/4; THENCE DUE EAST 271 FEET TO SAID EAST LINE OF SAID QUARTER QUARTER; AND DUE SOUTH WITH SAID EAST LINE TO THE PLACE OF BEGINNING, EXCEPT THE NORTH 17 FEET THEREOF. ALSO ALL OF THAT PART OF THE SE 1/4 OF THE NW 1/4 OF SAID SECTION 20, TOWNSHIP 31, RANGE 17 DESCRIBED AS FOLLOWS: BEGINNING AT A POINT 787 FEET WEST OF THE SOUTHEAST CORNER OF SAID NE 1/4 NW 1/4 OF SAID SECTION 20; RUNNING THENCE DUE EAST TO A POINT WHERE THE SOUTH LINE OF THE LAST ABOVE DESCRIBED QUARTER QUARTER INTERSECTS THE NORTH LINE OF RUMSEY AVENUE IN THE TOWN OF NIANGUA, THENCE SOUTHWESTERLY ALONG AND ON THE NORTH LINE OF SAID RUMSEY AVENUE TO A POINT DUE SOUTH OF THE PLACE OF BEGINNING; AND THENCE DUE NORTH TO THE PLACE OF BEGINNING. EXCEPTING THEREFROM ABOUT 1 1/2 ACRES DESCRIBED AS BEGINNING ON THE NORTH LINE OF RUMSEY AVENUE AT A POINT WHERE IT IS INTERSECTED BY THE WEST LINE OF THE ABOVE DESCRIBED TRACT AND RUNNING THENCE IN A NORTHERLY DIRECTION FOLLOWING THE WEST LINE OF THE TWO ABOVE DESCRIBED TRACTS OF LAND FOR A TOTAL DISTANCE OF 302 FEET; THENCE EAST 76 FEET; THENCE SOUTH 227 FEET TO THE NORTH LINE OF RUMSEY AVENUE; THENCE WESTERLY ALONG THE NORTH LINE OF SAID RUMSEY AVENUE 270 FEET TO THE PLACE OF BEGINNING, WEBSTER COUNTY, MISSOURI.
